*Bedroom One has a King side bed, and a Comfy Small Folding Futon Lounge Single Sofa Bed. *Bedroom 2 has a twin XL bed with a trundle bed underneath. *Bedroom 3 has a bunk bed with a Queen size on the bottom, and a twin size on top. it also has a Folding Bed. *The living room has a queen size sofa bed.

Follow Hot tube safety rules.. Shower with soap and water before entering the hot tub. Enter and exit the hot tub slowly. No jumping or diving. No glass in or near the hot tub. Do not use alcohol, narcotics, or medications. Elderly persons must consult a doctor before use. Pregnant women should consult a doctor before use. Children must be supervised by an adult. Do not enter if the temperature is over 104°F. Limit your soak to 15 minutes and cool off before re-entry. Anyone with heart disease, diabetes, high or low blood pressure, or any serious illness should consult a doctor before entering the hot tub. Replace the spa cover after each use. Do not sit or lie down on the cover. Turn off high jets after use. Do not use soaps or oils in the spa. Jacuzzi Safety Liability Warning No Lifeguard on Duty: Use of the jacuzzi is entirely at your own risk. Personal Responsibility: You are solely responsible for your safety and that of your family or guests while using the jacuzzi. The house is beautiful—modern with gorgeous bathrooms and kitchen, and so many amenities! The kids loved the air hockey table, and the kitchen was extremely well-stocked with tons of dishes, pots/pans, and even some spices! (No sugar/creamer for coffee, but we ran up the road to Numinous Coffee Roaster and got some great fresh roasted coffee—highly recommend it!) This is such a fun and beautiful piece of TX hill country, and the home was very relaxing to come back to at the end of a day of hiking and exploring by the river.

The house and Johany were great! Perfect house for our group get together. Thoroughly enjoyed our stay. Convenient location, everything needed and more to make for a great stay for All!!
